PPOR Advocacy - Realta with PK
PPOR Advocacy

YOU WILL LIVE IN IT. IT SHOULD STILL STACK UP.

THE HOME YOU RAISE A FAMILY IN CAN ALSO BE THE BEST ASSET YOU EVER BUY. MOST PEOPLE ONLY GET ONE OF THOSE TWO.

THE PART NOBODY WARNS YOU ABOUT

Everyone at that open home works for the seller.

Walk into an open home and there is one professional in the room. The agent is paid by the seller. Their job is to get the highest price the market will bear.

We sit entirely on your side. We research the suburb, inspect the property properly, work out what it is actually worth, and negotiate the price down.

You are the only person who pays us. No commissions from agents, no kickbacks from developers, no referral fees. That is the whole difference.

How we help

Six steps, and we do all of them.

You will always know exactly what is happening without having to chase anyone. Most of the money is won or lost before you ever make an offer.

BRIEF
SHORTLIST
RESEARCH
INSPECT
NEGOTIATE
SETTLE
Where you should actually look
What it is really worth
What is wrong with it
Winning it without overpaying

Only ever on your side. We are paid by you, never by a seller or a developer.

WHAT CHANGES WITH US INVOLVED

A very different kind of buying.

This is where the difference actually shows up, week by week.

The suburb chosen on data

Thirty to thirty five market metrics decide the shortlist. Your school zone and your commute shape it, not a feeling about a postcode.

The ones nobody else sees

Around 73% of what we secure is agreed before it is publicly listed. No auction, no crowd, no bidding against strangers.

An honest number before you bid

We appraise it independently from recent comparable sales. You walk in knowing your ceiling rather than guessing at it.

The problems found early

Building and pest managed properly. You find the defects before you own them, not after you move in.

Nobody paid by the seller

No commissions, no kickbacks, no referral fees from agents or developers. You are the only party who pays us.

A home that still grows

Lifestyle comes first here. It should never cost you the numbers, because one day you will sell it.

THE PART PEOPLE DO NOT THINK ABOUT

Your home is the only asset you sell tax free.

Every dollar of growth on an investment property gets taxed when you sell it. On the home you live in, the main residence exemption generally means you keep all of it.

So the suburb you choose matters more here than anywhere else in your portfolio. Growth on your own home compounds tax free for as long as you hold it.

Most people buy their home on emotion and their investments on numbers. That is backwards. This is the one purchase where the numbers are worth the most to you.

WHO WE USUALLY HELP

You might recognise
yourself here.

Three very different purchases. The same need for someone in your corner.
FIRST HOME

The first home buyer

One shot, and it has to count
Grants and stamp duty concessions get missed all the time. We check what you can claim and map it against what you actually have.
OUTGROWN IT

The upgrader

More space, without going backwards
You are buying and selling at the same time. We handle the buy side properly so the timing does not cost you money.
BUYING BACK TIME

The downsizer

Less house, more life
The right smaller home in the right place protects your capital and your lifestyle. At this stage both matter equally.
HOW IT WENT

Bought well. Slept fine.

A few recent purchases, and what mattered most to the people behind them.

Under the appraisal
"They picked an agent I would never have chosen, and it went well past what I thought it was worth. I barely lifted a finger."
A family home

Melbourne

Bought interstate
"I live in another state. Having somebody manage every part of it, purely for me, was worth every cent."
An investment

Regional VIC

Found before the listing
"Selling what I built was emotional. They protected the value and found a buyer who would look after my staff."

I had a very positive experience working with Rocky Rana and The Realta Buyers Agency. I’d invested in property before, so I understood the basics, but this time I wanted a data-driven approach, professional guidance, and to enter the market early rather than follow hype. After speaking with a few larger buyer’s agencies, I chose […]

We bought this property through the team for $358,000 at the end of December 2023. Today, the value has almost gone up by $300,000, which is just amazing. We are really excited because this growth has given me the equity to move forward and build my property portfolio further.

BEFORE YOU FALL IN LOVE WITH ONE

What home buyers ask us first.

1. What is the real difference between buying a home and buying an investment?

An investment is bought on numbers alone. Rental yield, growth history, vacancy. A home is bought to live in, so comfort and stability count too. There is one more difference that matters. When you sell the home you live in, the capital gains tax exemption generally means you keep the growth.

It depends on your borrowing capacity and on where you actually want to live. If you cannot afford to buy there yet, rentvesting works. You buy an investment somewhere the data supports, and rent where you want to be. We will tell you honestly which one fits your position.
Yes, and that is the whole point of this service. We look for land value, a floorplan that works, and a suburb the data supports. You get somewhere you want to live that still sells well in ten years.
The research discipline is identical. The weightings change. School catchments, light, orientation and floorplan carry real weight here. They carry almost none on an investment. We still run the same 30 to 35 market metrics underneath it.
Established homes in proven suburbs give you known land values and infrastructure already there. Building saves stamp duty, because you only pay it on the land. It also carries construction risk and delays. We model both against your timeline before you decide.
1. What are your fees, and what exactly do I get for them?

Our PPOR Advocacy fee starts from $17,500 plus GST. The final fee depends on your brief, the type of home you want and how complex the purchase is. We confirm the full fee in writing before you commit, so there are no surprises later.

For that fee, we manage the purchase of your home from start to finish. We choose the suburb using data, prepare the shortlist and inspect the right homes. We also check which grants and stamp duty concessions you can claim. Then we negotiate the price and terms on your behalf and guide you through to settlement.

As a general guide, around $75,000 in savings or accessible equity, plus a regular income that supports a loan. These are starting guides, not lending approval. Confirm your borrowing capacity with your broker.

No. You do not need pre-approval for the first call. Before you commit to a purchase, speak with your broker or lender about your borrowing capacity and deposit. Pre-approval is time limited and conditional either way.
Yes. Many clients buy through an SMSF or a trust, and ownership structure matters more since the 2026 tax changes. We will connect you with the right accountants and tax planners. We do not give tax or financial advice ourselves.
Yes. Our Principal Place of Residence Advocacy service buys the home you will live in, using the same research discipline we apply to investments. If you want your home to grow in value as well as suit your life, that is exactly what we do.
Clients buy anywhere from around $300,000 to over $1,000,000. Most residential purchases land near $500,000. Commercial starts around $600,000. Each strategy is different, and the budget follows the goal rather than the other way around.
5. Should I buy an established home or build a new one?
Established homes in proven suburbs give you known land values and infrastructure already there. Building saves stamp duty, because you only pay it on the land. It also carries construction risk and delays. We model both against your timeline before you decide.
Our research team works agent relationships in every state we buy in. Around 73% of what we secure is agreed before it is publicly listed. For a home buyer that means no auction, no crowd, and a direct negotiation with the seller.
We appraise the property ourselves from recent comparable sales in the immediate area. You walk in knowing your ceiling. That number does not move because the room gets loud. This is where a buyers agent earns their fee on a home purchase.
Yes. We look for structurally sound homes in good suburbs that need cosmetic work. You modernise it while you live in it, and the value lifts. Because it is your own home, that growth is generally tax free.
You find out before you are committed, not after you move in. We manage the building and pest inspections and read the reports properly. Then we either negotiate the price down or walk away. Structural problems in your own home are not a risk worth taking.
No. Buyers agent fees are not deductible on a property you buy to live in. If you later turn it into an investment, the fee can be added to the cost base and reduces the capital gain. Confirm it with your accountant.
10. Are your fees tax deductible when I buy my own home?
No. Buyers agent fees are not deductible on a property you buy to live in. If you later turn it into an investment, the fee can be added to the cost base and reduces the capital gain. Confirm it with your accountant.
The ATO looks for evidence that you actually lived there. Your belongings in the house, the electoral roll, your utility connections and your mail. It is a question of fact, not a box you tick.
There is no fixed minimum in the tax law, as long as you genuinely moved in. State revenue offices are stricter. Most want 6 to 12 continuous months before they clear a stamp duty concession. Check your own state.
You can move out of your home, rent it out for up to six years, and still keep the full capital gains tax exemption. Move back in genuinely before the six years are up and the clock resets. It is the single most useful rule in Australian property.
No. A married or de facto couple can only nominate one main residence at a time. If you claim two, the exemption gets split between you, or you carry part of the tax. Get advice before you structure it that way.
Working at the kitchen table does not. Setting aside a room used exclusively for business does. You then lose the exemption on that share of the house. A multi use room is generally fine.
15. Does working from home affect the exemption?
Working at the kitchen table does not. Setting aside a room used exclusively for business does. You then lose the exemption on that share of the house. A multi use room is generally fine.
The full main residence exemption covers a dwelling on up to two hectares, which is about five acres. Anything above that is treated as a normal capital gain when you sell. It matters on acreage and lifestyle blocks.
The exemption only covers the block your house sits on. Subdivide a vacant portion and sell it separately and that block is taxed. Plenty of people find this out after the subdivision, not before.
The ATO allows a four year construction window where you can treat the build as your main residence. You then need to move in as soon as practicable and live there for a continuous period. Keep your records from day one.
Get a formal valuation on the day it first becomes available for rent. That valuation resets the cost base. Without it, you can end up paying capital gains tax on growth that happened while you lived there. This one is worth a phone call to your accountant.
Generally no. A property held in a discretionary trust or a company is usually locked out of the main residence exemption and the land tax concessions. It normally needs to be in a person’s name. Structure this before you buy, not after.
21. Does the six year rule reset if I move back in?
Yes. Move back in, genuinely live there again, and the six year clock starts over when you next move out. Genuinely is the word that matters. The ATO looks at where your belongings are, where your mail goes, and what the electoral roll says.
You can, but you have to choose. A couple can only claim one main residence at a time. Keep the exemption on the old home and the new one is exposed for those overlapping years. Run the numbers on both before you decide. The growth rates are rarely the same.
You lose the clean reset of your cost base. The ATO can then apportion the gain across the whole time you owned it, including the years you lived there tax free. A valuation costs a few hundred dollars. Skipping it can cost tens of thousands.
24. Is my interest deductible once tenants move in?
On the remaining loan balance, yes. Deductibility follows what the money was used for, not what secures it. So the interest on what is left of the original purchase loan becomes deductible. Anything you redrew in the past for personal spending does not.
You can, and it is one of the most expensive mistakes we see. The redrawn money buys a private asset, so that interest is not deductible. You end up with a messy, part deductible loan and an accountant’s bill to untangle it.
It matters more than almost anything else on this page. An offset account keeps your loan balance high and parks your cash beside it. When you move out, you take the cash from the offset and the deductible balance stays intact. A redraw permanently reduces it. Set this up before you buy, not on the day you move out.
27. What can I claim once it is rented?

Claim immediately: interest, council rates, property management fees, landlord insurance and repairs. Claim over time: borrowing costs across five years, and capital works at 2.5% a year on the structure. Get a depreciation schedule done properly. Most people leave that money on the table.

Not for much longer on established residential property. The 2026 Federal Budget tightened negative gearing. From July 2027, people who own established residential property can no longer offset their rental losses against their wages. If your plan depends on that deduction, speak to your accountant now rather than in 2027.
Hold it for more than 12 months from the contract date and, as an individual Australian resident, the 50% discount has applied. The 2026 Federal Budget also reworked capital gains tax. Confirm the current treatment with your accountant before you count on it.
Possibly. Your home is exempt. An investment property is not. Once it loses main residence status, land tax applies above your state’s threshold, based on the land value. Victoria and New South Wales catch a lot of people here. Budget for it before the first tenant moves in.
