What a rooming house is

One property. Several households.

A rooming house is a property where rooms are rented individually to separate residents who share the kitchen, bathroom and living areas. Each room has its own agreement and its own rent, which is where the maths becomes interesting.

It is also genuinely useful housing. Affordable single room accommodation is in short supply in most Australian cities, so demand is rarely the problem. Doing it properly is the problem, and that is the part we take on.

We will be straight with you throughout. This is the highest yielding thing we do, and also the most hands on.

“I looked at the numbers three times because I assumed I had made an error. I had not. It really is that different.”
Michelle, converted her first rental in 2024
The upside
Several rents from one property instead of one
The catch
Licensing, minimum standards and more management than a normal rental
The answer
Specialist managers run the day to day so you are not on call
Watch before you convert

The maths, and the honest catch.

We walk through a real conversion: what the property earned before, what it earns now, and everything that sits in between. Including the licensing, the compliance costs and the management load, because the yield only matters if you know the full picture.

How it benefits you

Why investors choose this.

The reasons people give us, roughly in the order they say them out loud.

The yield genuinely jumps

Several rents from one property can change the return, often up to double standard yields.

A vacancy is not a disaster

If one room is empty you still have the others. With a single tenant, one departure costs you everything.

It works either way

Very often you restructure a property you already own. We can also buy one for this purpose and take you from scratch.

Real, steady demand

Affordable single room accommodation is genuinely needed in most cities, so rooms rarely sit empty for long.

Compliance handled properly

Licensing, minimum standards and safety obligations managed by people who do this every week.

Managed if you want it

Specialist managers can run tenants and maintenance so it never becomes your second job.

Three times the rent · Melbourne
It went from a tired rental that barely covered itself to genuinely paying me every week. I wish I had done it two years earlier.

Converted family home

Five rooms · Outer Melbourne
They found a property already suited to it and dealt with every piece of the licensing. I never touched the paperwork once.

Bought specifically to convert

Positive from month one · Regional VIC
I was nervous about the compliance side. They walked me through all of it and it was far less frightening than I had built it up to be.

Honest answers

What owners worry about.

1. What exactly is a rooming house?

A property where rooms are let individually to separate residents who share the kitchen, bathroom and living areas. Each room carries its own agreement and its own rent. That is where the maths changes.

Usually a larger established house with enough bedrooms, sensible bathroom access and parking that satisfies council. Layout matters more than postcode. We run a feasibility check before you spend a dollar.
Often yes. We check the layout, the zoning and the council position first, then model what the property earns now against what it would earn converted. If the numbers do not work, we tell you.
Yes. We can start you from scratch. We buy the property with the conversion already in mind, so the layout, the zoning and the council position are checked before you commit, not after.
Rooming houses usually yield more and demand more of you. Commercial yields less and runs quieter, on longer leases. Many of our clients end up holding both, for different reasons.
6. How much more does a rooming house actually earn?
Several rents from one property can change the return, often up to double standard yields. The exact figure depends on the number of rooms, the location and the running costs. We model your property specifically before you commit.
It varies with the work required, the licensing and the compliance upgrades your state demands. We give you a full cost estimate alongside the projected return, so you are judging both numbers together.
If you already own a suitable property, the conversion cost is the main figure. If you are buying, the deposit and the conversion together set the budget. We map both against what you actually have on the first call.
Some will and some will not, and the terms differ from a standard investment loan. We work with brokers who place this kind of lending regularly, so the finance is scoped before we start looking.
A licensed, fully tenanted rooming house is usually valued on the income it produces rather than on what the house next door sold for. Stronger income can lift the valuation directly.
11. Do I need a licence to run one?
In most states, yes, along with minimum standards covering safety, amenity and management. The requirements vary by state and by council. In Victoria, running a rooming house that accommodates four or more people on separate agreements requires a Rooming House Operator Licence from the Business Licensing Authority (BLA). We confirm exactly what applies to your specific property before you commit to anything.
They cover room sizes, fire safety, heating, privacy locks, shared facility ratios and how the property is managed. They are specific and they are enforced. We handle the checklist rather than handing it to you.
Yes. Licensing and planning are separate. A property can satisfy one and fail the other. We check both positions before you buy or before you start work.
A standard landlord policy will not cover a rooming house. You need a policy written for multiple occupancy. We introduce you to brokers who write these, so the cover is right from day one.
Standards do get tightened from time to time. Your specialist manager tracks the changes and brings the property up to the new requirement. It is one of the reasons we recommend professional management.
16. What are your fees, and what do I get for them?

What are your fees, and what exactly do I get for them?

Our Rooming House Strategy is part of PK Private Wealth, and fees start from $20,000 plus GST. The final fee depends on your brief, the property and how complex the project is. We confirm the full fee in writing before you commit, so there are no surprises later.

For that fee, we manage the strategy from start to finish, whether you buy a rooming house or convert a property you already own. We check the numbers, licensing and compliance before you commit. If you are buying, we find and negotiate the right property on your behalf. Then we guide you through to a compliant rooming house.

More residents means more moving parts. A specialist manager runs the tenants, the maintenance and the compliance, so it never becomes your second job. We will be straight with you about the load before you start.
A specialist rooming house manager, not a standard property manager. They handle room letting, rent collection, house rules and the compliance calendar. We introduce you to managers who do this every week.
You still collect the other rents. That is the structural advantage over a single tenancy, where one departure costs you everything. Affordable single room accommodation is in short supply, so rooms rarely sit empty for long.
Getting the compliance wrong, underestimating the management load, and paying too much for a property that never suited the use. All three are avoidable. All three are why we run the feasibility check first.
Both are possible. You can sell it as a running operation to another investor, or return it to a standard rental. Knowing you have that option is what makes the decision reversible.

You are the only party who pays us. We take no commissions, no kickbacks and no referral fees from sellers, developers, agents or project marketers. That is what lets us tell you when a property is wrong.
