🚨 How to pay off your $1 MILLION home mortgage in just 10 years instead of 30!
Most Australians accept that they’ll spend the next 25 to 30 years paying off their family home.
But what if there was another way?
What if you could use property investing to potentially eliminate your mortgage in 10 years or less, without earning $500,000 a year?
I’ve seen clients use this strategy, and here’s how it works.
Step 1: Buy 3 investment properties
Let’s assume you have a $1 million mortgage on your principal place of residence.
Over the next 3 to 4 years, you strategically acquire:
- Property 1: $500,000
- Property 2: $500,000
- Property 3: $500,000
That’s a $1.5 million investment portfolio.
The key is buying in locations with strong capital growth fundamentals, not simply buying any property.
Step 2: Let capital growth do the heavy lifting
Let’s assume those properties double in value over approximately 10 years.
Your portfolio grows from:
$1.5 million → $3 million
That’s $1.5 million in capital growth.
You then sell the properties and, after repaying the investment loans, capital gains tax and selling costs, use the remaining proceeds to reduce or potentially eliminate your home mortgage.
The exact outcome depends on your original deposits, outstanding debt and tax position.
Step 3: Use equity to build your portfolio
You might be thinking, “PK, I don’t have $300,000 sitting in the bank!”
You may not need it upfront.
For example, suppose you purchase a property for $500,000.
A couple of years later, it’s worth $650,000.
Subject to bank approval and your borrowing capacity, you could potentially access $100,000 in equity to help fund your next investment.
This is how investors can progressively build portfolios without needing to save every deposit from scratch.
Step 4: Structure your loans strategically
Some investors use interest only investment loans to reduce initial repayments while focusing on capital growth.
You may need to contribute $5,000 to $10,000 annually towards holding costs, depending on the properties and financing.
Over time, rental increases may help reduce that shortfall.
You could also explore refinancing your existing home loan to improve monthly cash flow and potentially borrowing capacity.
But remember, extending a loan term can increase total interest costs if you don’t repay it early.
The important thing is understanding how to use debt strategically, rather than simply being afraid of it.
The Risks You Need to Weigh Up
Of course, this strategy carries real risks.
Property prices don’t always double in 10 years. Interest rates can rise. Rental income may not cover expenses. Banks may refuse additional lending.
And borrowing $1.5 million to invest is a significant financial commitment.
That’s why education, cash flow management, buffers and choosing the right properties are absolutely critical.
You Don't Have to Take 30 Years
But here’s the bigger lesson.
You don’t necessarily have to spend 30 years paying off your home mortgage simply because the bank gave you a 30 year loan.
With the right strategy, some households earning around $150,000 to $200,000 annually may be able to accelerate their mortgage repayment considerably.
Even if it takes 12, 15 or 20 years instead of 30, imagine the difference that could make to your family’s financial freedom.
Would you consider buying 2 to 3 investment properties to pay off your home mortgage faster, or would you rather focus entirely on paying down your existing home loan?
