🚨 I asked 70,000 property investors why they WOULDN’T invest in Australian property. 170 people responded – and some of the reasons were actually pretty convincing.
Stocks. Bitcoin. Gold. Dubai. Government regulation. Immigration. Affordability. Negative gearing.
But when you dig deeper, the numbers tell a different story.
Property vs Shares: “Stocks Perform Just as Well”
Over roughly 90 years, Australian shares and housing have delivered similar long-term returns.
The difference is leverage.
With $100,000, you could control a $500,000 property at 80% LVR. Most people aren’t comfortable building a multimillion-dollar share portfolio with 80% debt.
“Property Is Already Too Expensive”
People said that when Sydney houses were around $18,000.
Then $200,000 seemed impossible. Then a $1 million Australian median seemed impossible. More recently, people said Brisbane couldn’t reach $1 million.
Asset prices aren’t driven by wages alone. Money creation, inflation and growing wealth also matter.
Property vs Bitcoin, Gold and Overseas Property
Maybe, but the risk profile is completely different.
Gold produces no rent or dividend. Bitcoin’s explosive early growth becomes harder to replicate as its market value increases.
Dubai property fell around 50% after the GFC. Australian property fell around 8% nationally, with some locations continuing to grow.
“Australia Has Too Much Debt”
Private debt is above 120% of GDP.
But Australia’s residential property is worth around $12.1 trillion, with debt representing only around 19% of that value.
You need to look at both sides of the balance sheet.
“I Can't Afford Property Anymore”
Then don’t assume you need to buy in Sydney, Melbourne, Brisbane, Perth or Adelaide.
Regional property has outperformed capital cities over the past 5 years and has performed broadly comparably over approximately 50 years.
Major regional centres can still offer properties around $500k–$700k.
Regional does NOT mean rural.
“Negative Gearing Changes Will Crash the Market”
Research \estimates removing negative gearing could reduce prices over the first 1 year, before growth resumes.
Investors historically represent only around 30% of housing demand. Owner-occupiers remain the majority.
And CGT changes actually discourages investors from selling, reducing supply further.
The One Good Reason to Stop Investing
But there IS one very good reason to stop investing in property:
You’ve already got enough.
If your 3, 6 or 9 properties can eventually produce the $60k, $100k, $150k or $200k net passive income you need…
You don’t need more.
The goal isn’t to own the most properties.
The goal is to reach the point where work becomes optional.
