When to Sell an Investment Property: Zaem's $3.4M Story

From $30,000 to a $3.4 Million Portfolio: Knowing When to Buy and When to Sell

🚨 My client Zaem moved to Australia with just $30,000. Eight years later, he’s built a $3.4 million property portfolio.

When Zaem and his wife started their jobs in Australia, they had just $18,000 left in the bank.

Today, Zaem has completed 7 property transactions in around 2 years, including buying 3 investment properties, selling 2 investments and his previous home, and upgrading into a new family home.

And the numbers are impressive.

Inside Zaem's $3.4 Million Property Portfolio

Property 1, WA

Bought for $338,000 in 2023, despite 26 competing offers.

Typical values in the area were already around $430,000 to $440,000.

Just over 2 years later, it has grown approximately 74.6%, with a rental yield around 7.7%.

No renovation. No value add. Just buying the right property at the right time.

Property 2, WA through SMSF

Bought for $338,000 in July 2024.

Around 1.5 years later, it had grown approximately 35.5%, while producing a 7.4% rental yield.

New Melbourne home

Zaem spent around 6 months finding the right home because he wanted to combine family requirements with investment fundamentals.

Within roughly 3 months of settlement, it had already increased around 9.3%.

That equity could potentially be used to fund another investment.

Property 3, regional Victoria

This one is particularly interesting.

It was an off market property with a typical area value around $680,000.

Zaem initially negotiated it to $505,000, then renegotiated it again to just $495,000.

By October, the typical value in the area had increased to around $744,000.

Starting rental yield is approximately 5.1%, without doing any renovation or value add.

When to Sell an Investment Property

But perhaps the biggest lesson from Zaem’s story isn’t about buying.

It’s also knowing when to SELL.

He sold an underperforming Melbourne investment around break even because the capital could be better deployed into the family home he actually wanted.

That’s opportunity cost.

Sometimes holding a property forever isn’t the smartest strategy.

Property Investing Should Give You Choices

And Zaem’s philosophy is something more investors should remember:

Don’t obsess about owning 5, 8 or 10 properties just because it looks impressive on Instagram.

Property investing should give you choices, flexibility and a better life.

Zaem still prioritises family, lifestyle and holidays rather than sacrificing everything simply to accumulate more properties.

From $18,000 to $3.4 Million: Data, Not Hope

From $18,000 in the bank to a $3.4 million portfolio.

Not by buying anything and hoping.

By using data to know where to buy, what to buy, when to buy and sometimes when to sell.

Where could you be 5 to 10 years from now if you started making those decisions today?
