🚨 Property Market Crash? One Queensland property has grown 23% in just 11 months, while one type of Melbourne townhouses are starting to rise again!
Every day people ask me whether now is the right time to invest in property, and my answer is always the same: stop focusing on national headlines and start looking at what is actually happening in individual markets.
Despite all the negativity, my clients are still purchasing approximately 7 properties every week, which has been our average for the last 6 to 7 years.
Four Recent Investment Property Purchases
Here are some recent examples.
1. Melbourne's $500,000 townhouses are recovering
Almost 2 years ago, I identified affordable Melbourne townhouses that subsequently grew by $100,000 to $150,000, even while the broader Melbourne market was flat or declining.
Some then pulled back by $10,000 to $30,000, but Cotality data showed this segment beginning to rise again from August.
I’m particularly interested in established boutique villas and townhouses around $500,000, rather than high rise apartments, with rental yields of 5% to 6%+ in some locations.
We’re also seeing double digit growth in parts of Tasmania, including Devonport, Launceston and Burnie.
2. Queensland property up $95,000 in 11 months!
Rui Suzuki purchased a property for $416,000, requiring approximately $80,000 in funds, and it has since increased by an estimated $95,000 or 23% in just 11 months.
It rents for $510 per week, delivering approximately 6.3% gross yield, and sits on a block exceeding 1,000m² with potential subdivision opportunities, subject to approval.
The DIAMOND Strategy: Four Ways to Make Money
This is what I call my DIAMOND strategy, where we look for four ways to make money: capital growth, strong cash flow, buying below market value and adding value through renovations, granny flats or subdivision.
3. NSW property purchased for $520,000
Another client purchased their fourth investment property for $520,000, requiring $100,000 in funds, with rental income of $550 per week.
It’s fully renovated, has a large backyard and future value adding potential. Interestingly, they secured it without making the highest offer, which shows why negotiation skills can be just as important as finding the right suburb.
4. Interstate property delivering 5.7% yield
Brandon Rendina purchased a property for $614,500, renting for $670 per week, giving approximately 5.7% gross yield.
It sits on 811m², with local rental growth suggesting another $3,000 to $5,000 annually over the next 18 months. There’s also potential for a granny flat generating approximately $300 extra per week, subject to feasibility and approval.
Brandon has now purchased 2 interstate properties without a buyers agent, saving over $30,000 in fees, without catching a single flight.
The Bigger Picture Across Our Client Community
The bigger picture… Across my client community, we’ve now achieved over 5,000 property purchases across more than 1,500 clients, creating almost $2 billion in estimated equity and saving over $60 million in buyers agent fees.
How to Choose the Best Place to Buy Investment Property
We assess approximately 30 to 35 data factors before selecting investment locations, because I believe the fundamentals of a suburb matter far more than what the media is predicting.
Of course, these are individual results rather than guarantees, and every investment needs to account for borrowing costs, vacancies, cash flow and market risks.
You Don't Need the Whole Market to Boom
But here’s my point. You don’t need the entire Australian property market to boom to build wealth. You just need to identify the right locations and buy the right properties.
And ultimately, property investing isn’t just about accumulating millions. It’s about having the financial freedom to spend more time with your children, your parents and the people who matter most.
That’s what building a portfolio generating over $300,000 in annual passive income has allowed me to do.
Would you buy a $400,000 to $600,000 investment property in today’s market if the data supported it?
